SPECIAL FEATURES: A group of 64 members got two adjacent plots in BA-54 & BA-55 entitled to Apna Ghar Co-operative Housing Society Ltd. and Apna Angan Co-operative Housing Society Ltd. The main challenge of the design was to aesthetically bring both the adjacent towers appear more or less similar, but it does not bring monotony in the tower’s appearance. In each plot it was targeted that the twin towers seem as one tower comprising of 32 residential units each, in which both the towers have equal/ identical amenities and facilities. It is an IGBC Pre-certified Gold certification under Bulk Co-operative, making it one of the most sustainable and environmentally-friendly structures in the city. The building is an Earthquake resistant structure. The building is designed with a modern and elegant façade. The building offers a wide range of amenities and features like, a fully equipped Gym, a Lounge Community Hall, a rainwater harvesting system, Electrical Vehicle Charging station and Stack Parking, solar panels on rooftop etc.). The project has internal pocket open spaces & a ground level common rooms in each block which promotes community interaction and for gathering and other multipurpose activities. Though all the plots are different and separated, but it is designed in such a manner that the 9 blocks in a row appears like a symmetrical and homogeneous façade.

B+G+7 STORIED COMMERCIAL CUM RESIDENTIAL TOWER AT MUNSHI BAZAR, KOLKATA.

Though the high-density residential tower has been designed, yet the open space, green spaces, conglomeration spaces, aesthetic qualities etc. have not been compromised.

Amidst a green surrounding, countryside appearance all around the dominant colonial structure bespeaks its robust presence. The power of this bungalow wanted to create a luxurious classical masterpiece, which was fulfilled with this design output.

SPECIAL FEATURE: The modern duplex bungalow of plot no. CA 119 has timber and stone façade. This bungalow has been designed for a small family, who wanted vertically joined interactive spaces. The vertical garden extended up to rooftop added a special green touch to this simple building.

SPECIAL FEATURE: The Bungalow of plot no. CG 164 has modern stone aesthetics with extroverted glass façade. The entire bungalow has post-Tensile slab structure. This Bungalow also has glass elevator which overlooks the street. For a Bungalow/ Individual Residential Building, having a corner plot is always special and to design the same is a challenging task for a designer / architect. Although the site is not a big one, aesthetically this building has all its potential to create a stand-alone benchmark.

MULTI-USER RESIDENTIAL BUILDING AT PLOT NO:DB-88, SALTLAKE, KOLKATA

SPECIAL FEATURE: The G+3 residential building at plot no. DB 88 has modern stone cladded aesthetics with organic façade. The full heighted windows overlook the street in the front along with ensuring maximum light incident to the interiors. In this multi-dwelling residential building, our aim was to a give an exclusive look as well as the functional distribution of spaces as per user’s experience. The provision of roof top garden &terrace interactive common amenity space is an added attraction.

G+4 MULTI-DWELLING RESIDENTIAL BUILDING AT PLOT NO: AC-84, NEWTOWN, KOLKATA

In the small residential plots of Newtown Kolkata Development Authority (NKDA), designing multiple dwelling residential building is always a challenging job. Within all the spaces and rule constraints, utilizing maximum F.A.R., full ground coverage and yet providing all the visual, functional & smart modern living facilities is always our forte. As far as the exterior appearance is concerned, it appears as a properly balanced, well ventilated, elegant and smart.

SPECIAL FEATURE: Till date we have designed and supervised more than 250 no. of cooperative housing buildings like this. In such buildings, providing equal facilities to all the residents and taking the full advantage of F.A.R. and Ground Coverage (without compromising with nature and habitational quality) is the main challenge. We have executed such implementations successfully in all our designed buildings. Here is an example we are showing-the G+4 Residential Building of CB-92 is a Cooperative Housing designed for Satya Co-Operative Housing Ltd. The Facade is designed in a geometrically symmetric way with a touch of modern aesthetics and smart living features.
